To Prospective Buyers of Properties Within the Tait Lake Association,
Tait Lake Association (TLA) welcomes your interest in purchasing a property within our unique wilderness home owner association. To ensure that you have the best information possible about TLA in advance of your purchase decision, TLA strongly recommends that you take the time to read the governing documents and policies below.
TLA Owner's Manual
The TLA Owner’s Manual provides information intended to enhance the safety and enjoyment of Tait Lake and the surrounding lands for its members and their guests. It also serves to document and reinforce the considerate behavior that has evolved between members of the growing TLA membership over the decades in the hope that this spirit of cooperation and consideration will forever remain an essential part of the TLA experience.

Lot Development & Architectural Review
Tait Lake’s size, appearance, shoreline, vegetation and wildlife are similar to many of the lakes in the Boundary Waters Canoe Area Wilderness. It is not surprising that owners of Tait Lake lots are those who love the natural beauty and quietness of the northern Minnesota wilderness. The covenants of the Tait Lake Association (TLA) mandate the Architectural Review Committee (ARC) to regulate the external design, appearance, use, location, and maintenance of the lots and of the improvements thereon in such a manner so as to preserve and enhance values and to maintain a harmonious relationship among structures and the natural vegetation and topography.
Any owner planning to clear for driveway or building site, construct a dock, building, deck, or outdoor stairway, install septic system or well, make modifications to existing developments or install a gate must submit an application together with plans and specifications to the ARC.
All TLA members considering making improvements to their property should familiarize themselves with county requirements and ARC policies and procedures:
Firewise
Firewise is a National program, adopted by Minnesota & Cook County. Firewise encourages local solutions for wildfire safety by involving homeowners, community leaders, planners, developers, firefighters, and others in the effort to protect people and property from wildfire risks. cookcountyfirewise.org
TLA Members should keep track of time spent at Tait Lake cutting limbs, cutting down brush and dead trees, trimming tall grass, hauling brush, dead trees and limbs to the burn pile. Anything that could be considered a Firewise activity that will go towards TLA's in-kind activity to cover it's annual fee to maintain Firewise Community status can be logged. The completed log should be delivered to the Chair of the Environmental Awareness / Firewise Committee either in-person or via email
